Nice property located in town but sits back off the parkway. Close to Dollywood, Dolly Stampede and Gatlinburg entrance.

It's an ideal location and a perfect layout for 2 or 4 guests. The balcony is perfect and everything you need in pristine condition. The unfortunate part to our stay was that the AC / Heating unit was out for 3 of the 4 nights we were there. Upon our arrival it was 80 degrees in the unit and no A/C, so we slept several hours with both front and back doors open, along with windows, just to get it down to 72 - 73 degrees (Fortunately we were on the top floor, 5th, so we felt comfortable with doors open through the night and allowing the breeze to sweep through. Otherwise, we were roasting. Then day two and a significant change in weather! Lows of 35 and highs of 49 - 51 the next three days. So on night three we actually wondered about finding a hotel as even with heavy sweats and blankets, it got to low 60's / high 50's in the unit. On this night, the property management brought us a space heater that did help in the room it was used, but still a rather chilly night coming off the sweaty night a few nights earlier. By day four the unit was running. In short, the service was best it could be, friendly and responsive to space heater, but I was curious as to why the unit was off when we arrived as it had been unseasonably warm for several days. Maybe it simply was shut off several days prior when it was not needed and now it just didn't turn on. I'm sure it's difficult to stay on top of projecting HVAC or appliance breakdown, but hopefully it is truly repaired and functional for the next guests. Again, outside of the nights of inconvenience and difficult sleeping temperatures, the unit is really great.
