Description
Completely updated kitchen with GE appliances, custom cabinetry, and many kitchen extras for ease in meal preparation. The kitchen area includes quartz countertops, a 14' serving bar, farmhouse sink, glass tile back-splash, and a separate ice maker. The home was built in 2014 and is just like new - very gently used and in excellent condition. The large living area features an ample seating area around the 55'' television. The dining area also has a large table that will seat 8 guests easily. Half bath located in living/kitchen area. The Wine Downhome features cable television and WIFI for guests' convenience. Due to occasional outages of WIFI (due to wind or weather)on Galveston Island, we do not guarantee coverage at all times.
Three bedrooms each with a private bathroom. The primary bedroom has a king bed, 40'' television, and a full en-suite bath. The second bedroom has a queen bed, 40'' television and its own bath. The third bedroom is uniquely situated for 6 people with two custom built-in beds - each a twin over full. The third bedroom also has a 40'' television.
POINTE WEST
Pointe West is a master-planned community, that opened in the summer of 2006, located on the last three miles of the island with a highly maintained, vehicle-free beach. Pointe West offers an infinity pool, fitness center, bar, restaurant, gift shop, game room, gas grills, and cabanas on the beachfront, and the Pointe West Sunset Pool with lazy river, kitty pool, hot tub, fire-pit, and additional grills are located on the bayside.

This vacation home should accommodate up to 4 vehicles to be parked at the property. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards, or dunes. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.
To access Pointe West amenities guests must visit the Pointe West Beach Club front desk from 9:00 am – 5:00 pm to provide a valid ID and pay the access fee to obtain wristbands for all guests 3 and for an amenities access card. Wristbands are limited to three per bedroom, the fee is paid directly to the Pointe West HOA by cash or credit card. The use of the Pointe West Beach Club and amenities are optional, and usage fees are not included in rental rates. Please contact the Pointe West Beach Club directly with any questions regarding amenities.
Resort amenities, including advertised elevators, require maintenance, and from time to time may be unavailable for guest use. Every effort will be made by Ryson to notify the respective HOA. However, please understand, Ryson has no control or authority in completing necessary repairs or routine maintenance. If elevator use is a requirement for any guests during your stay, please contact Ryson prior to booking, and we're happy to go over available options (alternate elevator available on-premises or locating a better-limited mobility-friendly access unit).
Outside/exterior security surveillance is present at this home for the security of the home and our guests.
Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices.
All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.
EXTENDED STAYS
Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students, and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

I want to preface this review by saying that I am also a VRBO host, so I know how hard it is to cash flow these properties, especially with a property manager taking a cut. This is a million dollar plus property that is not charging enough to make a significant profit, if at all, so some things are understandable, but they are what they are. First off, be aware that you will be charged an extra $25 per day per guest upon arrival. This fee give you access to the beach club amenities and a parking pass for the property. This was not clearly disclosed in the description of the property, and quite frankly, may be a rules violation with VRBO since it is not really an add-on offered by the host, but a required fee (according to the guest services on site). The property is very nice and we enjoyed the stay. However, there are a lot of things that could use fixing. For example, anything attached to the wall, i.e. towel racks, toilet paper holders, etc, are falling off the wall, or will fall off the wall. I would not recommend hanging a towel, clothes, etc on any of the fixtures. The wifi is not good. If you have a mobile hot spot, I would recommend bringing it. We had issues with streaming services, etc as well as computer connectivity. Not a great situation if you are trying to do any work during your stay. Beds are OK, and pillows leave a lot to be desired. If you have back or neck issues you may want to consider packing your own pillow if you can. The beach club was nice despite the restaurant and bars being closed during our stay. The main pool had lots of seating and quick access to the beach, while the lazy river pool, which is located a short drive from the main pool, was much smaller and a bit more crowded. Proximity to the beach is great and despite what we heard about Galveston's brown water, this property was far enough south (about 30 minutes) that the water was much cleaner. If you like to fish, it is only a few minutes to San Luis Pass, which was a lot of fun. It's a huge sandy area that you can drive out to. Kids and wives had a blast sitting in the sun and throwing a football around while we set up surf fishing rods and caught great table fare like whiting and sheephead for ourselves while watching others catch redfish, black drum, catfish, jack crevalle, and even a few small sharks. Overall I would recommend the property and would return, but the issue mentioned above should be addressed. Be sure to pack tide and dishwasher pods

Beautiful views from front porches (gulf) as well as back porch (bay and marshes). Tranquil, great for large family gatherings. It is very close walk to beach, about 5 minutes. House has a beautiful clean design inside. We had a great week there with multiple family members coming in for a visit and it was a comfortable space for both adults and children.
