THE DAWN CONDOMINIUMS
The Dawn is Located on Seawall, just West of 69th Street, can’t be missed with the tropical colors, palm trees and beautifully landscaped grounds and feature two swimming pools (one pool is heated to 81° in the cooler months), a poolside hot tub, community grilling areas, fitness center, on-site laundry and gated parking. All units at The Dawn offer a private covered balcony or patio, which is the perfect spot to enjoy your morning coffee or unwind in the evening with a glass of your favorite beverage. All kitchens are fully stocked with pots, pans and dishes to make breakfast, lunch or dinner, and guests are so close to so many delicious places to eat if you don’t feel like cooking or decide to order in after a long day at the beach or pool. All guests are required to pay $37.89 per car for parking upon arrival at The Dawn.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, and GARM (Galveston Association of Rental Managers) security. If any questions, please contact Ryson.
This vacation home should accommodate up to 2 vehicles to be parked at the property. Parking at condos is determined by the space available at the property (typically two-car maximum). Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.
All reservations at The Dawn Condominiums require a parking fee per vehicle (two max).
When registering at The Dawn guests will receive their pool/gym bands (up to 6 for a one-bedroom and up to 8 for a two-bedroom) and access codes for parking gates, walk-through gates and for the fitness center. Pool/gym bands should be returned to The Dawn prior to departure.
Most HOA fees (resort, parking, amenity, etc.) are to be paid directly to the HOA upon arrival.
Resort amenities require maintenance, and from time to time may be unavailable for guest use. Every effort will be made by Ryson to notify the respective HOA. However, please understand, Ryson has no control or authority in completing necessary repairs or routine maintenance. If elevator use is a requirement for any guests during your stay, please contact Ryson prior to booking, and we're happy to go over available options (alternate elevator available on premises or locating a better limited mobility friendly access unit).
Guests with limited mobility should consider parking and possible stairs to access unit, as The Dawn does not have elevators. A Ryson Vacation Planner would be happy to go over the location and access of specific units.
Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices.
All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 21 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.
EXTENDED STAYS
Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

My husband and I were looking for a relaxing getaway and “Absolute Paradise†fit the bill. We will certainly use Ryson Rentals in Galveston for future trips. The staff were very accommodating, considering this was a last minute trip for us.

Condo and check in office was very easy to locate. Getting parking pass at front office of condo was easy. Room had excellent view and room was clean. Room did have a funny smell which narrowed down to living room furniture which smelt old / closed up smell that even with the air fresher stayed in room. Room furnished very nicely and would definitely recommend staying there.

Absolute Paradise is in a good location that is far enough from the busyness but close enough to be in the mix if one chooses. The layout of the condo was nice, but I found as a renter that there were a lot of issues, some cosmetic and some more extensive, that made me a bit weary to stay there. Due to this, I made a list, not complete but extensive, that included things that my family did not want to be held liable for once we departed. Some issues included: The master shower leaked onto the floor when in use and the guest shower had what seemed to be an A/C leak coming through a panel above the tub which in turn was dripping all over the floor in this bathroom. The A/C could be lowered to 70*, but unfortunately the only time it hit that temperature was in the early morning. There were three box fans and an oscillating fan to help keep the air moving so one may assume that someone is aware there is a cooling issue. The master sink faucet handle was not attached and the toilet seat was not attached very well either. There is much more but having said all of this it could have been bearable if not for the consistent banging of the detached gutter right outside the master bedroom. The gutter banged all night long (and the day too), but the night is when most individuals typically like to sleep. The first night we thought someone was doing construction and then the second night we did some investigating and found out what it was. Our last day of vacation we took all of our concerns to the Ryson rental agency and were told that they would be addressing the gutter issue so that we could get a good nights sleep for our last evening there. Well, it was not fixed, but God is good, It began raining during the night which kept the gutter in place from the weight of the water running through it (for the most part). The owner of the condo did offer us to stay an extra night at 1/2 price, but we did not have that option due to work schedules and I am not sure even if we did that we would want to stay there for another sleepless and warm night. Again, this is a good location and this condo has great potential, but it needs a little TLC and the gutter and A/C should be a priority. Thank you!

Okay Place was ok. Seemed a bit pricey for what it was. Carpet was stained and dirty, bathrooms needed some upgrades and paying for parking seemed a bit expensive. Rental company said parking was $30 per car but when we went to the property office is was $35 plus tax per car. And the people working at the property office seemed very unprofessional and uninterested in helping. Other than that, location was good, kitchen was clean, pools were good and it had a nice view.
