THE DAWN CONDOMINIUMS
The Dawn is Located on Seawall, just West of 69th Street, can’t be missed with the tropical colors, palm trees and beautifully landscaped grounds and feature two swimming pools (one pool is heated to 81° in the cooler months), a poolside hot tub, community grilling areas, fitness center, on-site laundry and gated parking. All units at The Dawn offer a private covered balcony or patio, which is the perfect spot to enjoy your morning coffee or unwind in the evening with a glass of your favorite beverage. All kitchens are fully stocked with pots, pans and dishes to make breakfast, lunch or dinner, and guests are so close to so many delicious places to eat if you don’t feel like cooking or decide to order in after a long day at the beach or pool. All guests are required to pay $37.89 per car for parking upon arrival at The Dawn.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, and GARM (Galveston Association of Rental Managers) security. If any questions, please contact Ryson.
This vacation home should accommodate up to 2 vehicles to be parked at the property. Parking at condos is determined by the space available at the property (typically two-car maximum). Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.
All reservations at The Dawn Condominiums require a parking fee per vehicle (two max).
When registering at The Dawn guests will receive their pool/gym bands (up to 6 for a one-bedroom and up to 8 for a two-bedroom) and access codes for parking gates, walk-through gates and for the fitness center. Pool/gym bands should be returned to The Dawn prior to departure.
Most HOA fees (resort, parking, amenity, etc.) are to be paid directly to the HOA upon arrival.
Resort amenities require maintenance, and from time to time may be unavailable for guest use. Every effort will be made by Ryson to notify the respective HOA. However, please understand, Ryson has no control or authority in completing necessary repairs or routine maintenance. If elevator use is a requirement for any guests during your stay, please contact Ryson prior to booking, and we're happy to go over available options (alternate elevator available on premises or locating a better limited mobility friendly access unit).
Guests with limited mobility should consider parking and possible stairs to access unit, as The Dawn does not have elevators. A Ryson Vacation Planner would be happy to go over the location and access of specific units.
Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs.
All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 21 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.
EXTENDED STAYS
Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

Although the property was very well kept, the street outside was too busy and noisy as vehicles passed by. This was our first time in Galveston, so we weren't aware that Seawall Blvd was so busy. The gentleman who check us in could have been a bit more accommodating. He rushed us through check in. Also, we didn't know our condo was two flights up. One in our party had a bad knee and found it difficult to go up and down. We may have missed that in the description.

There are no seasonings/spices not even salt or pepper. Also no containers, zip lock bags, plastic wrap or foil for leftover storage. These are items that are hard to buy in small quantities so if you are driving here, consider bringing some. Ask for the code to lock the door when you are leaving for the day. There were no instructions for this.

This condo was nice, and had an excellent view of the ocean. It was clean and we enjoyed our stay here. The location of this property is very convenient to grocery stores and great restaurants. That being said I am giving this condo a 3 star rating for the following reasons: the walls are very thin, you can hear every noise. I am not a light sleeper at all, and I was woken up several times by loud guests outside and lots of street noise. The other issue we had was with the management group for this condo. They are very rude and combative with their approach to customers. My husband arrived at 2:40 to fill out any extra paperwork and get keys to the condo. Check in is at 3:00, so he was 20 minutes early. They would not let him check in until 3:00 on the dot. Even though we still had to move our car, find parking, unload all of our stuff, get our kids out and get their stuff gathered up, it would have been after 3:00 by the time we made it up to the condo, but they would not even give us the gate code, or let us do anything until 3:00 on the dot. They had my husband sit on the couch in their lobby and wait 20 minutes before they would do anything. While he was in there he saw that this approach and rude way of communicating was their standard, as there were other customers in the office that were complaining about them as well.
