The large one-bedroom unit features an open living and dining room. The living area has both a queen sleeper sofa. The living room also has a very large flat-screen television and cable television. The pub-style dining table will accommodate four comfortably. The primary bedroom also features a king-size bed, large flat-screen television, cable TV, ceiling fan, and private access to the full bath. The updated, modern kitchen at The Dawn 823 - At The Beach is fully stocked for the convenience of our guests with ample dishes, utensils, cooking tools, pots and pans, and serving pieces. Guests will enjoy a full oven, large refrigerator, dishwasher, and a large pantry. The laundry room has a full-size washer/dryer for the convenience of our guests.
THE DAWN CONDOMINIUMS
The Dawn is Located on Seawall, just West of 69th Street, can’t be missed with the tropical colors, palm trees and beautifully landscaped grounds and feature two swimming pools (one pool is heated to 81° in the cooler months), a poolside hot tub, community grilling areas, fitness center, on-site laundry and gated parking. All units at The Dawn offer a private covered balcony or patio, which is the perfect spot to enjoy your morning coffee or unwind in the evening with a glass of your favorite beverage. All kitchens are fully stocked with pots, pans and dishes to make breakfast, lunch or dinner, and guests are so close to so many delicious places to eat if you don’t feel like cooking or decide to order in after a long day at the beach or pool. All guests are required to pay $37.89 per car for parking upon arrival at The Dawn.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, and GARM (Galveston Association of Rental Managers) security. If any questions, please contact Ryson.
This vacation home should accommodate up to 2 vehicles to be parked at the property. Parking at condos is determined by the space available at the property (typically two-car maximum). Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.
All reservations at The Dawn Condominiums require a parking fee per vehicle (two max).
When registering at The Dawn guests will receive their pool/gym bands (up to 6 for a one-bedroom and up to 8 for a two-bedroom) and access codes for parking gates, walk-through gates and for the fitness center. Pool/gym bands should be returned to The Dawn prior to departure.
Most HOA fees (resort, parking, amenity, etc.) are to be paid directly to the HOA upon arrival.
Resort amenities require maintenance, and from time to time may be unavailable for guest use. Every effort will be made by Ryson to notify the respective HOA. However, please understand, Ryson has no control or authority in completing necessary repairs or routine maintenance. If elevator use is a requirement for any guests during your stay, please contact Ryson prior to booking, and we're happy to go over available options (alternate elevator available on premises or locating a better limited mobility friendly access unit).
Guests with limited mobility should consider parking and possible stairs to access unit, as The Dawn does not have elevators. A Ryson Vacation Planner would be happy to go over the location and access of specific units.
Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices.
All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 21 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.
Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

The door code for the condo was given at the exact time of check-in, not a minute sooner. My family stood outside of the condo door for 15 minutes attempting to get inside with the provided code. During this time, I was calling trying to let them know the situation. The people at the front office of The Dawn were not able to help as they do not have access to the condos. When I was able to get in touch with Ryson, they realized they had given me the incorrect condo number. Our correct condo was a floor above. The room had a BEAUTIFUL view with a great balcony my family highly enjoyed. The condo was clean and had a nice kitchen. The pullout couch is very uncomfortable with a broken corner. I layered it with blankets to help decrease the feeling of springs. Beginning a month before our check-in, I was calling Ryson to request a late check-out as 10am is rare compared to other places we have stayed. Initially, I was told to call a week before verifying no one had booked it immediately after us. Then, it became "call us the day before\"" which then changed to \""call us the morning of your check-out to confirm we can approve this for you.\"" This made it challenging to plan a time to leave.
